A plot can constrain the brief
Site consultation considers how orientation, terrain, surroundings and available utilities affect a future house. It is useful before purchase or before fixing the building position. An attractive view does not remove shading, access or unknown ground-condition risks. Early review should distinguish what is visible in the available information from questions requiring separate investigation.
Prepare location-specific information
Provide the location, boundary plan, north direction, known level changes and photographs of surrounding development. Add the desired accommodation, storey count and available utility-connection information. Topographic surveys, ground investigations and documented restrictions are useful if already available. A map screenshot without confirmed boundaries cannot replace appropriate design inputs, although it may help frame the initial discussion.
Compare positions rather than façades alone
Building position affects solar access, shading, service lengths, earthworks and everyday use of outdoor space. Compare options against the same household needs. The agreed consultation output identifies constraints, further questions and possible positioning approaches. Unknown site characteristics remain open issues; they should not be converted into favourable conclusions simply because no problem is visible in photographs.
Understand what remains unconfirmed
A preliminary review does not establish development rights, soil bearing capacity or the absence of buried services. Legal checks, investigations and formal approvals have their own scope. State whether the plot has been purchased, which decision is pending and what documents are available. This helps determine whether a consultation can answer the question or whether additional site information is needed first. The aim is an informed next decision, not a blanket declaration that a plot is suitable.
