Access and utilities
Check construction access and electricity, water and drainage connections. Obtain costs and conditions from the relevant operators rather than verbal assurances from the seller.
Neighbours and constraints
Confirm boundaries, permitted use and planning constraints. Vacant neighbouring plots may change; assess how much the concept depends on its surroundings remaining unchanged.
Space for systems
Allow for PV, outdoor units, plant space and service access. Consider noise and shading as well as physical fit.
Pre-purchase review
Separate confirmed facts, assumptions and investigation costs. Reflect unresolved critical questions in the purchase decision rather than burying them in an optimistic budget.
