Which Regulations to Check Before Designing a Private House

Regulatory review starts with the plot and building use. Build the document list for the actual project rather than copying a universal checklist.

Plot and architecture

ZeroHouse recommendation: confirm land documents, permitted use, boundaries and planning constraints with the responsible authorities. A sales plan is not evidence that the proposed building is permitted.

Housing and thermal performance

Identify applicable residential and energy-performance requirements. Record any voluntary Passive House target separately; it does not replace Ukrainian obligations.

Structure and foundations

The structural engineer relates the regulatory basis to ground conditions, loads and structural form. A generic foundation without site adaptation leaves significant uncertainty.

Building services

Review ventilation and heating alongside layouts, acoustics and penetrations. Coordinate water and drainage with connection availability, routes and maintenance.

Electricity, fire and backup

Electrical design must address connection, protection and backup operation. Fire considerations cross architecture, materials, penetrations, PV and batteries.

Responsibility

Assign each discipline and a coordination lead. For any claim that something is permitted or unnecessary, request the document, clause and applicability reasoning.
